B-Sure Maintenance Scheme Let us take the strain out of caring for your holiday home

Our Maintenance Scheme

With our B-Sure maintenance scheme we can give you peace of mind that your holiday home is safe and compliant for you, your family and friends who may use it as well as being ready to go onto the Shorefield Holidays Letting scheme should you wish to do so.
For £318 per year we include:

• Landlord’s Gas Safety Check + Gas Service for up to 3 gas appliances excluding parts/replacement.
• Carbon Monoxide Alarms & Smoke Alarms will be checked as part of the service and if found defective will be replaced at an additional cost as these are required in order to issue the gas certificate.
• 3 Yearly Fixed Electrical Certificate excluding parts and any required repairs.
• Portable Appliance Testing - 20 items included as per your list (any more will incur an additional charge).
• Annual check of Fire Extinguishers (completed normally in January).
• The scheme will run annually from the 01 January to the 31 December inclusive.

Following your tests, you will be advised of the findings and be provided with a quote if necessary to replace any parts or carry out any required repairs. The quote is not obligatory however should you be on the Shorefield Holidays Lettings scheme your unit may be removed from the scheme until the works are completed or you can demonstrate the works has been carried out by a competent person.

What is your B-Sure maintenance scheme and what are its terms and conditions?

Our B-Sure maintenance scheme is an additional paid for service that provides peace of mind that appliances are maintained to a high standard and serviced correctly, to ensure that they are safe for you, your family, friends and any guests who may use it. It's terms and conditions are outlined below:

Period of agreement:
Your cover begins from the 1st of January and runs for 12 months through to the 31 December inclusive.
We recommend that all boilers are fitted with an ‘In-line’ scale inhibitor. For more details on this please speak with the Estates Team.

Safety and Maintenance Inspection:
Upon receiving your payment to join the scheme, we will carry out the Gas and Electrical tests (as required) and will organise your fire extinguisher and Portable Appliance testing. We will normally do this inspection within 28 days of the beginning of your agreement where possible, but as we give priority to breakdowns, it may be later if we are busy.

If the inspection identifies a problem, not including the Carbon Monoxide Alarms & Smoke Alarms, we will provide a quote for the repairs.

Cancellation:
We will write to you to tell you about any changes to the terms and conditions, or prices. We may also cancel the agreement at any time, as long as we give you reasonable notice of this

We will cancel your agreement if: Circumstances arise (including Health and Safety issues) which make it inappropriate for the contract to continue. If we cancel, we will refund you for any outstanding works. If you cancel the scheme, it is non-refundable, except if you choose to cancel within the 14-day cooling off period. Labour:
Our Estates Management team or an Estates Management approved sub-contractor will carry out the works.

Legal Requirements:

By law, every 12 months, Landlords must have gas appliances in properties they let checked for safety. They should also hold a Gas Safety Record as proof.

Third Party Rights:
Only the person named will benefit from this agreement, which cannot be passed to someone else without our agreement.

Our Responsibilities:
We will meet our responsibilities under this agreement within a reasonable time unless it is impossible for us to do this, because of circumstances outside our reasonable control.

Payment:
We require payment in full when the agreement is taken out and on each annual renewal.
