About Ownership

Owning a holiday home with us on the South Coast has never been more accessible.

A holiday home on one of our exclusive parks will offer everything that there is to love about the South Coast.

When you buy a holiday home with Shorefield Holidays you can use it consistently for up to eight weeks. This limitation is in place because none of our parks have a residential licence, and this is the maximum duration for this type of holiday home. This means, if you choose to stay in your home for the maximum of 56 consecutive days, you will have to take a break for at least one week before returning.

*All our parks have a maximum 10.5 -11 month season, which means we are closed in January. Therefore, you are unable to stay overnight in your holiday home during this period. You are, able to visit your home to during 'working hours' (9am-5pm)

How to buy

There are no mortgages available for these types of holiday homes, but we use specialised funding from a range of finance providers, so you can choose to spread the costs into affordable monthly payments.

As with most finance, a minimum of 20% of the total sales value will be required initially. Terms can go over 10 years for a new unit and have a fixed APR but bear in mind our APR can vary depending on the rates offered at the time of purchase.

It's important to remember purchasing on a Holiday Park isn’t like buying a house, there are no solicitors involved and all of our paperwork is based on guidelines by the BH&HPA (British Holiday & Home Parks Association) which we are proud to be members of, so be sure to ask any questions!

Licences and Running Costs

As with owning any home, there are running costs. These include annual site fees, local rates, gas, electricity and insurance. Naturally, these can change from year to year.

Site fees depend on your park location and vary from park to park and start from £3,880. They not only cover your refuse collection, maintenance and security, but your entrance to all the park venues and facilities, alongside the right to site your holiday home on our park. Other things are included in your site fees too, like grass cutting and general park upkeep.

On all new 12ft wide holiday homes which cost under £60,000, you will have a 15 year licence, whilst 12ft holiday homes costing over £60,000 are licenced for 20 Years. Our luxury lodges typically come with a 30 year licence but is dependent on the size and specification of the lodge purchased.

If you purchase a company pre-owned caravan, we will issue a licence period depending on its age and condition, typically they will range from 8 Years to 14 years.

Our Holiday Home Ownership Team will always be on hand to help and we make every effort to ensure full transparency with regards to pricing and fees, with no hidden extras to surprise you. Once you’ve paid your pre-specified deposit, we will help with insurance, park siting and installation, including connecting all mains and other services.

Subletting is available too for any of those weeks you're unable to make it. Either we can do this for you just speak to a member of our team, or you can advertise it privately.

At any point from owning your holiday home you can upgrade your holiday home; this is very similar to part exchanging your car. Or if you no longer wish to be an owner on one of our parks, our teams can give you lots of advice on the best way of selling your holiday home and assist with any viewings you may have.

A great way to maximise your lifestyle investment is to earn money back in periods that you aren’t using your holiday home.

We here at Shorefield have over 60 years of experience in offering holidays so you are in great hands if you wish to sublet your holiday home through our experienced Reservations Team.

So how does it work? Our sublet service if fully managed by our Reservations team, so all the fuss and hassle is taken away from you to relax in the knowledge that you are in safe hands.

  • We require a minimum of two 3-week blocks per year
  • Our commission charge for subletting is 25% plus VAT. This covers everything from marketing, admin, changeover cleans, linen & guest passes.
  • Caravan holiday homes can earn anywhere from £469 to £719 for a short break in peak to £185 to £45 in off peak periods.*
  • Lodge holiday homes can earn anywhere from £649 to £1,149 for a short break in peak to £305 to £555 in off peak periods.*
  • Peak periods like school holidays give you the best opportunity to earn the most income, but we can not guarantee any income or occupancy.
  • Your holiday home will be inspected 48hrs prior to these so we can ensure that everything is going to be perfect for our paying guests.
  • All gas & electrical safety tests will need to be up to date.
  • Sublet income is paid around 15th December every year. The Reservations Team keep you updated on the holiday income you have earned through the year.

I am interested in purchasing a Shorefield holiday home but unsure on which park?

How long can I stay on park for?

All of our parks have holiday park licences, therefore they cannot be used to live on (Residential), but you can mainly come and go as and when you like during the 10 - 11 months (depending on the park) we are open., subject to a 56 day maximum length of stay, and then at least 7 days prior to returning. Typically, our parks are closed early January to early February.

Can my family and friends come and visit?

We find that more and more purchasers now are not just only thinking of how the holiday park could work for them but also for their children, grand kids, and friends. You will receive Ownership passes that can be allocated to these so they can either come and visit you when you are at your holiday home or use it when you are busy and cannot make it down.

Is it possible to let my holiday home?

Yes; subletting your holiday home when you’re not using it can be a great way to earn extra income to offset your running costs. You can do this yourself if you wish. As a leading holiday operator, we invest in extensive national and online marketing campaigns. This ensures that we attract thousands of holidaymakers each year, many of whom will be looking to let out a property like yours. Our fully managed letting service will allow you to remain in control at all times.
