Holiday Home Safety Requirements
As we near the end of another year on the parks, we would like to remind you of the main requirements under the Regulatory Reform (Fire Safety) Order 2005 (England and Wales) and your responsibilities regarding the letting of your holiday home whether privately or through ourselves.
• A Gas boiler Service and Landlords Gas Safety Certificate (annual), this must be completed by a qualified gas engineer who is registered with Gas Safe.
• A Fixed Electrical Test (every 3 years), this must be completed by a qualified electrical engineer.
• Portable appliance testing for all portable electrical items supplied in the holiday home.
• Smoke alarms and CO Alarms fitted and replaced as required (this is normally identified when the gas service is completed)
• Fire extinguisher fitted and serviced annually.
In light of these regulations and the fact that it is a condition of your Site Licence Agreement, we will be requesting copies of current gas and electrical landlord’s certificates before we issue any Seasonal Passes for 2025 and if you let through us this is a condition of the Letting Agreement.
If you do not let your holiday home out, we will only be asking for a copy of your current Gas and electrical safety check.
We do offer the following services through our Estates Team:
- Gas Safety Certificate (Landlords or Standard) - £66.25 incl. VAT (includes checks of smoke and CO alarms) Please note that the gas safety certificate standard and landlords’ certificate DO NOT include a boiler service unless you purchase the joint package, and should the engineer’s assessment of the boiler recommend a service then this will be noted on your certificate.
- Gas Safety Certificate (Landlords or Standard) & Boiler Service - £115.92 incl. VAT (includes checks of smoke and CO alarms)
- Electrical Safety Certificate - £132.50 incl. VAT
- Portable Appliance Testing - £66.25 incl. VAT (includes up to 20 items)
- We can also arrange for your fire extinguisher to be inspected/tested and replaced by our authorised supplier – POA
In addition to the above it is your responsibility to ensure safe access and egress is maintained to your holiday home i.e. any steps and/or decking areas are safe and fit for purpose and as all doors and windows from a holiday home are generally classed as a fire escape route that these are accessible.
