Gas Boiler Service Details

Dear Ambassadors,

As your boiler is an important part of your Holiday Home, providing you with hot water and keeping you warm it is key that it is maintained. In addition, boiler repairs/replacements can be expensive and inconvenient, so for your own peace of mind, we advise you to have your boiler serviced every year in accordance with the manufacturer’s instructions.

For your information we have pulled together this guidance on what should happen when your boiler is serviced, and the process followed by your Shorefield Estates gas engineers.

An annual service will start with a visual check to ensure that the boiler and associated pipework is installed and positioned correctly. Our gas engineers will then check that your boiler is operating correctly and identify any initial problems. They will remove the boiler casing to look at its components, check the boiler is working safely and efficiently, and clean the components inside the boiler.

Engineers will do and check the following:

  • Strip down the boiler and flush through to clear any scale and debris that has collected in the heat exchanger,
  • Ensure that gas pressure and the boiler gas rate is correct,
  • Check the flue and combustion is correct to the manufacturer's Instructions, a flue gas analyser will be used to make sure the boiler is burning the correct mixture of gas and air, and that the flue is not blocked,
  • Check that the electrical connections are clean and in good condition,
  • Check fan and other key components are working efficiently,
  • Ensure that all seals are intact,
  • Inspect the electrodes to ensure they are in a good condition,
  • Carry out checks on all safety devices to ensure correct operation,
  • Strip and clean the condensate trap to ensure the drain is not blocked,
  • Test Glycol levels to ensure the correct levels are maintained,
  • Inspect and test smoke alarm(s) and CO detectors, and replace, if necessary,
  • Visually inspect radiators and associated valves to ensure they are complete and functioning correctly,
  • Carryout a gas tightness test of the meter and pipework distribution associated with in your holiday home,
  • Provide Gas Safety Certificates with recorded details for your records.

If a Shorefield Estates gas engineer informs you that your boiler does not meet the required standards during the service, we will ensure that we explain any repairs or maintenance work required and ensure any parts used come from either the boiler manufacturer itself or from a reputable manufacturer.
